Description
A really interesting village-centre property, which gives no clue at first glance to its generous interior, and exterior, space. Set in the quiet hamlet of Freixeda do Torrão, around 4km from the historic border-town of Castelo Rodrigo, this would make a flexible investment: as a holiday home; a permanent home; holiday-to-later retirement project, or even a small business/guest house. Being close to the magnificent hill country of Northern Portugal and the Douro Natural Park, shared with Spain, the local council offers fiscal advantages to settling/retiring, or starting a small business in the area.

On approach, you find the handsome traditional frontage of the house faces south on to a broad cobbled street, with double-glazed windows and a balustraded balcony to enjoy the sun. The structure itself is of solid brick and stone, dating somewhat prior to the 1950s, and has been well-maintained over the years - all utilties and equipment have been checked too, so it is usable immediately.

On the ground floor we enter through a hallway, tastefully decorated with traditional Portuguese tile, and pass through double doors into an extremely large living/dining space. A number of rooms branch out from here - a delightful little glazed conservatory/sun room facing on to the street, a downstairs shower room with wc and bidet, and a small sitting room, currently set up as a bedroom in the photographs. This would make a nice library/snug, or would, indeed, be ideal as a bedroom for someone unable to manage stairs, as it opens on to the kitchen and is close to the bathroom. The kitchen itself is well-equipped, with space for a full-sized fridge-freezer, a breakfast bar/island and a traditional open fireplace.

Moving upstairs, you find two airy double bedrooms, with lots of space for storage, and gorgeous mature timber floors. Then a surprise - an absolutely huge master bedroom, with a big bathroom ensuite. Rather wasted as a bedroom, this would make a lovely living room, considering it has double doors to the south-facing balcony.

Back on the ground floor, and to the rear of the house-proper, is a large scullery/workshop, roofed and glazed, which we thought would make a fantastic summer kitchen/dining space. From here you pass into an extensive walled yard, completely private and not overlooked, with an open water tank, supplied by your own borehole/well, and additional outbuildings. A little work with pots and plants would make this yard a charming summer patio, as facing north, it would be cooler on hot days. A real surprise awaits behind this yard, as there is gated, secure parking for quite a large number of vehicles, accessed from the road running behind the property.

As you look around this space, a sharp eye reveals yet another bonus - two apparently boring small doors. We were surprised ourselves to find that one opens to reveal a generous shed/workshop space, and the second, an almost complete modern conversion, with solid concrete block-and-beam! The possiblities are endless - you could just use these areas for storage, of course, but the space lends itself to all sorts of ideas: a little specialist garden centre; arts and crafts; a dedicated sports cycle/motorbike workshop; extra bedroom space or, as mentioned previously, a small guest house.

The house comes with all furniture, fixtures and fittings included - some a bit dated, naturally, but there are some fine pieces that are worth preserving, and all are usable while you gradually replace with those more to your taste.

Background to Castelo Rodrigo

The local area certainly abounds in both historic attractions, and country activities - the hamlet of Freixeda do Torrão gets its name from the 16th Century independence wars, and is in the centre of a hub of natural parks and well-made roads. The climate is much more gentle than that of southern Portugal, lending itself to many seasonal pursuits, including walking; hiking; cycling; mountain biking; hunting; fishing and horse riding. The area is, however, consistent in fine, sunny days, even in Winter, so skiing on the Serra da Estrela in Winter and early Spring add an extra dimension to a property purchase for leisure, or business. Some of Portugal's best wines are also produced in the area, due to the more smooth transition between seasons. There are several historic and religious Festas throughout the year, most with a medieval flavour, and these of course, offer a taste of the culture, and excellent food and drink.

Modern convenience abounds, despite the sense of vast landscapes, with supermarkets, banks and restaurants in nearby Castelo Rodrigo, good
cellphone and internet connections, and easy access to Spain via the A25 motorway - the fascinating river town of Tordesillas, and Salamanca, are an hour or so drive east, and even Madrid can be reached in an afternoon.
